The most highly visible agents, that you see everywhere, will have 15, 20 or even more properties for sale all at once.

There is no way they can service them all with a sellers best interest at heart. So they will often delegate them to a junior sales person or worse a trainee. I am sure that is not what you hired them for. Because selling the property requires advanced sales and listening skills. You hired their experience, not a junior.

Our selling Method

People think selling property is all about the agent or brand. It’s not. It’s about execution of the marketing process.

We’ve been selling property since 1964 and our database is HUGE! And consequently, we sell most properties discreetly offline to our database of buyers without advertising online anywhere.

However, we don’t just email our database and wait for them to call us. We are proactive. We segment our buyers based on your property then engage our large team to call and sell your property to our buyers one by one. Why? Because that gets better results than just emailing. And you need a large team of callers to be able to reach all our buyers. It’s all about execution.

When we do find a buyer from our database that meets your price expectations, we would then require a real estate agreement signed by you which enables us to legally complete the transaction and collect our commission.

If we can’t find a buyer, there is no cost or obligation to continue with us. Only have to pay us a fair commission only once we sell at a price you are happy with.

Below are some case studies on how we have helped customers in different ways to sell their property.

The Classic Scenario

A Brisbane couple came to us after having tried a well known agency.

At first they we skeptical as they could not find anything about us on the web. Of course we explained, that was intentional and in fact was most likely the reason why their property had not sold.

You see they engaged an agent that told them what they wanted to hear just to get their listing.

By the time this agents time was up, the property was stale and buyers had lost interest.

Worse, they had spent nearly $10,000 on marketing that in essence did nothing other than promote the agent and agencies brand.

This is a classic scenario where agencies tell you “you can’t sell a secret” type of rubbish statement. That’s all very well, but they’re not the ones just wasted nearly $10,000 out their pocket.

Most agencies will tell you to spend money doing up your property prior to selling it.

Achieving The Best Price

People search for features but buy on emotion. They enter their features preferences, then narrow down by price. Then when it comes to buying they buy on how it feels, how it looks, if my friends will be envious, or will it be a better investment that 100 other properties etc.

These are all not quantifiable. In other words, X cannot always equals Y. It depends who’s viewing it and what it means to them and ALSO what else they are comparing it to.

As an agent we estimate value but we can’t create that market value. Agents try to make it as an attractive option as possible. One of the skills of an agent is being able to tap into their emotions in persuading them to buy your property compared to maybe 100 other properties.
